Planning commission approves preliminary plat for Country Club Storage near Aztec Trail

The St. Paul Planning & Zoning Commission on March 17 approved a preliminary plat for Country Club Storage, a covered (non‑enclosed) storage area proposed adjacent to Aztec Trail. The applicant described the project as canopy‑style covered parking for RVs and vehicles on an existing crushed‑asphalt surface; the commission approved the preliminary plan and staff said it will send the final plat to county development services for septic and drainage review.

During presentation and questions, staff and commissioners emphasized coordination with the county because the site lies within the county's jurisdiction (ETJ) for some issues. Staff noted the county engineer had reviewed drainage at a high level and would perform an in‑depth review when the applicant submits final construction plans; town staff said they would notify Misty in county development services and would ask the applicant's surveyor to prepare the final plat. Commissioners also raised neighborhood concerns about potential lighting and nuisance impacts and asked staff to confirm that any required visibility and safety standards would be met before recommending final approval. "Once they've prepared the final, we'll forward the final to the county for their review," staff said, describing the procedural next step.

The commission's motion to approve the preliminary plan carried after a motion and second; staff recorded that it will follow up with county staff and the applicant on outstanding technical notes and septic/OSSF information required for final plat submittal. The applicant and staff were directed to return when the final documents are complete so the commission can recommend final action to the town council.
