Planning Commission roundup: ADU prototypes, Tilden school permit and hillside approval

The Lafayette Planning Commission covered multiple topics at its Aug. 17 meeting. Staff presented pre‑approved ADU prototype plans developed with RRM Design Group through the LaMarinda PADU grant; commissioners asked for clearer lists of options that will not trigger additional review and requested foundation options for sloped lots.

The commission approved a land‑use permit for Tilden Preparatory School at 3435 Mount Diablo Blvd. (PC resolution 2026‑07), conditioned on a one‑to‑one tutorial model, a 20‑student peak, bike parking and staff‑managed pickup/drop‑off instructions. Commissioners asked staff to confirm ADA/drop‑off arrangements at building plan check.

The commission also approved a hillside development, grading, tree and variance package for a new home at 1716 Release Valley Road (PC resolution 2026‑08). That item drew substantial neighbor opposition concerned about the removal of protected trees, privacy impacts and drainage into a local ditch that neighbors say has clogged in past storms. The approval requires the applicant to address fire and engineering referrals and to provide a corrected tree replacement plan prior to final permits.

Motions passed on both major items; the Tilden approval and the hillside approval each carry standard appeal windows and follow‑up tasks for plan check reviews and engineering submittals.
