Commissioners approve Timber Ranch final plat after staff report on conditions

The Lake County Board approved Resolution 2026‑05 to accept the final plat for the Timber Ranch major subdivision, which creates four tracks (A–D), after Community Planning Director Anne Schneider summarized conditions of approval and staff sign‑offs.

Schneider said the developer has coordinated with the regional housing authority on deed restrictions that will be finalized with the PUD, the school district has received required dedication payment, and the county engineer has signaled approval after reviewing applicant materials. She also reported Colorado Parks and Wildlife recommendations and a reduced geologic‑survey requirement: a previous recommendation for geophysical surveying was reduced to advisory language based on the environmental firm’s findings.

Commissioners asked about traffic impacts at Mount Lincoln and Swatch Drive and staff confirmed a traffic study was reviewed by the county engineer during the preliminary process. The board moved, seconded and approved the resolution; staff noted they will coordinate scheduling for PLA recording once the lender returns the document.
