Planning Board advances industrial-zone changes (lot coverage, setbacks, height) for select-board review

The board agreed on a package of industrial-zone edits: raise lot coverage from 33% to 50% with a footnote allowing increases by special permit, increase standard setbacks to 50 feet with special-permit flexibility, and set a default maximum building height of 65 feet (five stories) with a footnote to allow higher structures by special permit. The Norton Planning Board signaled agreement on a coordinated set of industrial-zone changes to encourage redevelopment while protecting residential buffers. Members supported raising maximum lot coverage in the industrial district from 33% to 50% and adding a footnote allowing the planning board to grant higher lot coverage by special permit in appropriate cases. The board also proposed raising standard front/side/rear setbacks to 50 feet with a footnote permitting reduced setbacks through special permit when adjacent industrial lots mitigate impacts.
