Lower Pottsgrove Planning Commission voted unanimously to recommend preliminary approval of Audubon Land Development's Smokehouse Ridge: a 67‑lot subdivision on roughly 55 acres with about 60% preserved open space and an eight‑foot walking trail; several road and stormwater waivers were approved subject to a revised waiver letter.

Steve McBrearty of Landcore asked the Lower Pottsgrove Township Planning Commission to recommend preliminary land‑development approval for a proposed subdivision on Bleim Road that would create 67 single‑family lots and one main access road to be named Smokehouse Ridge. McBrearty told the commission they had worked with township staff for six months and said "they believe they are in a good position to come in for Preliminary Land Development approval." The plan preserves approximately 60 percent of the roughly 55‑acre site as open space and includes an eight‑foot-wide walking trail through preserved areas.
