Planning commission approves one‑lot 'Lots Cove' subdivision; staff required ROW and deed fixes

The Whitley County Planning Commission voted to approve 26W Subdivision 10, a one‑lot primary plat to be called "Lots Cove," during its Aug. 19 meeting.

Planning staff described the parcel as located on 700 North about 750 feet west of Brown Road, near Lon Lake, and said the parent tract contains an existing home. Staff recommended approval with conditions including a 35‑foot right‑of‑way dedication along 700 North, standard 10‑foot utility and drainage easements along the perimeter, and revision of deed language to conform to Whitley County boilerplate prior to the secondary plat. Staff also noted the applicant intends to connect the lot to the Tri Lake sewer district; if sewer connection is unavailable, the plat includes contingency provisions requiring two septic sites and larger minimum lot dimensions to meet county code.

Petitioner Brad Lock, who identified himself and his address at the podium, told the commission that "the plan is to hook to the Tri Lake sewer district." After no public comment, a motion to approve staff recommendations passed on a roll‑call vote.

The approval is for the primary plat; the applicant must record a secondary plat (final plat) within the county's required time frame and address the staff's required technical revisions before recording.
