Planning commission approves Iron Ridge Phase 2 final plan for 67 units; Gateway minor comments noted

Robert Binding of Sheffler Company presented the Phase 2 final plan for Iron Ridge PRD. He told the commission the area is already graded, the public improvements are reviewed, and the developer is prepared to install utilities and pave roads. "In phase two there are 67 units which 42 are town homes," Binding said during his presentation.

Gateway Engineers provided an Aug. 17 review letter with two minor comments; commissioners discussed standard administrative practice for showing townhouse lot lines (dashed block lines with later administrative resubdivision) and confirmed visitor parking and mailbox locations. Commissioners also raised resident questions about tree clearing and timing of mass grading; the applicant and engineer explained clearing often occurs across phases for grading windows and endangered‑species timing. The commission moved and approved the Phase 2 plan contingent on addressing Gateway's Aug. 17 comments; the motion carried.
