Willow Tree Resort representatives presented a revised concept plan that moves cabins inward, places a natural swimming pool on the site and shows about 9.5+ acres of disturbance—close to the ten‑acre SEQRA threshold. Planning Board Engineer Pat Hines recommended submission of a long‑form EAF, noting "The site is very, very close to exceeding ten acres of disturbance," and said DEC and Ulster County Health Department approvals will be required for large septic fields and any in‑wetlands work.
