Engineers flag setbacks, sight-lines and traffic gaps in Jordan Farms master-plan
Town engineers told the committee several technical gaps remain in the Jordan Farms master-plan: five buildings encroach on the newly added 20-foot wetlands buffer, the traffic study lacks a needed hotbox and roadway profile, and first-responder turning and sight-line analyses require elevation data.

During the Jordan Farms master-plan review, staff engineering comments concentrated on regulatory setbacks and traffic safety. The engineer explained that when regulations were amended in 2022 a 20-foot setback to primary structures was added to the buffer and that several proposed buildings "clearly does not satisfy" that requirement for primary structures, potentially affecting ten units in the first five buildings, and recommended a pre-application meeting with appropriate permitting authorities.
