Planning commission approves Quarry Mountain Ranch plat amendment for building‑envelope adjustment

Planner Mustafa presented a plat amendment for Quarry Mountain Ranch to amend the building envelope for Lot 25 on a 3.63‑acre lot in the rural residential zone. Mustafa said the existing and proposed building envelope both total 1.01 acres, that the planning commission had previously approved the same amendment in 2022 but the applicant did not record it before it expired, and that the applicant provided an ARC‑stamped plot showing design compliance.

Staff told the commission it sent the application to service providers and received no objections. Commissioners asked for clarification about why the applicant had not recorded the previous approval; staff said the applicant changed building plans in 2022 and did not record. A motion to approve the plat amendment as recommended in the staff report was made and seconded; the commission voted in favor and the motion carried.

"The existing building envelope is 1.01 acres. And then with the proposed, building envelope, it still stays the same as point, 1.01 acres," Mustafa said during the staff presentation.
