Levy County advances multiple land‑development code amendments including ADU rules, parking and lot‑split changes

County planner Kelly Caudill summarized three linked text amendments intended to modernize the land‑development code: (1) a detailed parking table that separates sales‑floor and stock‑room requirements and generally reduces required stalls; (2) a boundary‑line adjustment process to allow lot‑line relocation for unplatted properties without creating new lots; and (3) ADU rule changes including whether ADUs must be detached, driveway access rules and minimum/maximum sizes.

The Planning Commission recommended approval of revised parking and lot‑split language but recommended removing ADU size limitations and some of the staff’s proposed changes. The board split the ADU discussion into separate votes: commissioners approved a motion that ADUs be detached from the principal dwelling and a separate motion to remove minimum and maximum size limitations (leaving building‑code minimums in force). They also approved the updated parking table and the boundary‑line adjustment mechanism. Staff will return final ordinance language consistent with these votes.
