The Sumner County Board of Zoning Appeals on Feb. 13 approved a variance for property at 100 Collier Lane (Tax Map 103 Parcel 20.05), allowing an accessory structure to encroach into both the front and rear setbacks because much of the lot is constrained by floodplain and septic soils. Assistant County Planner Sydny Simpson told the board the lot is 1.31 acres in the Rural Residential zoning district and that the variance sought reduces the front-yard setback from 40 feet to 27 feet and the rear-yard setback from 30 feet to 17 feet — each a 13-foot encroachment.
