During the TIRZ presentation several board members expressed concern about a recent sharp increase in captured appraised value and what that implies for long-term debt obligations. Committee member (Speaker 2) noted a roughly 50% one-year increase in reported value and asked whether that growth is sustainable, citing local real-estate market signs of softening. Staff and the presenter said much of the increase stems from build-out in Falcon Point and new development in several subdistricts, but cautioned that coverage ratios and conservative planning are used to manage downturns.
