Developer says underground detention will reduce runoff; Public Works outlines maintenance obligations

Developer engineers told the commission the YMCA redevelopment will detain stormwater on site using underground ADS chambers and reduce runoff compared with the existing YMCA condition; Public Works confirmed the approach but required annual inspections and HOA maintenance.

At the public hearing for the YMCA redevelopment (PC2601), project engineer Luke Moore described an underground detention solution using ADS MC 4,500 chambers that the applicant says will detain runoff from the site and capture additional flow from adjacent parkland. Moore told commissioners the proposed detention systems mean the redevelopment would reduce impervious runoff compared with current YMCA conditions on the site.
