Board tables variance request for accessory structures at 206 Bishop Ave.

Staff told the board that multiple accessory structures at 206 Bishop Ave. had been built without required permits and that allowing the full request would put total detached accessory structure area over the 6% lot-size limit. Staff recommended denial of the expansion request but recommended approval of a 14-square-foot correction to a previously approved shed-size discrepancy.

Applicant Gary Miller said his hot-tub enclosure was discussed previously with permitting staff and that he believed it had been handled as a garden structure; he acknowledged the garage addition was built in error and said he would be willing to remove or modify structures to reach a resolution. Staff (Schrader) clarified that roofed structures and portable structures over 50 sq ft count toward the accessory-structure limit and that permitting records should be reviewed.

The board moved to table the request until the next meeting and asked the applicant to work with planning, zoning and building inspections to reconcile permit records and exact square-foot calculations. The item will return to the board at its next scheduled meeting on Sept. 22.
