Staff says plan‑commission‑approved Avon stream relocation frees space for development and preserves trail option

Staff informed the board that the plan commission previously approved a slight relocation of the Avon stream to allow a larger developable area for the subject site. "that stream to allow, a better, larger, developable area for this site," the staff member said while describing the plan‑commission action. Staff also said the designated common area across the waterway would remain and that the development would not impair a future trail on the other side of the stream.

The staff presentation framed the change as part of a prior development plan review and noted compliance with environmental and UDO considerations will continue to be evaluated during development plan review. Staff said the project's configuration and the retained open space would protect light, air and recreation amenities and that the trail option along the Avon corridor remains feasible.
