Commission votes to start Huntingtown Town Center master-plan update

Planning staff presented an update to the Huntingtown Town Center master-plan (Chapter 5), describing the plan’s role as an implementation tool for the county comprehensive plan and summarizing existing conditions, zoning subdistricts, and recent capital improvements.

"The master plan serves as an implementation tool for the comprehensive plan," said Tay Harris, Long Range Planner for the Department of Planning and Zoning. Staff described the town center footprint (81 parcels, approximately 304 acres), current zoning subdistricts, and environmental indicators that will be tracked for each watershed. Harris said an online survey (July 23–Aug. 25, 2025) drew 398 participants and that corrected slides would be posted after staff identified some errors in the presentation.

Commissioners asked whether population projections should be added to the master plan work; staff said county population estimates use Maryland Department of Planning projections and that population projections could be added if the commission wants them. A commissioner moved to direct staff to initiate the Huntingtown Town Center master-plan update and proceed with outreach; the motion was seconded and the commission voted in favor.
