Residents warn Penske plan would burden Edgemont with pollution, cite environmental-justice data

Speakers from Edgemont and nearby districts framed the Penske project as an environmental-justice issue, citing CalEnviroScreen and the general-plan environmental justice policies. Resident Tatiana Flores said staff materials estimate roughly 184 additional truck trips per day and warned that the nearest homes would be about 220 feet from the site: "This is concerning when the nearest resident will be across the street around 220 feet from the project site," she said.

Several residents noted historical contamination on or near the parcel and asked how hazardous wastes and groundwater risks would be addressed. Christopher Baca and others also raised procedural and fairness concerns about developer influence. In response, counsel for Penske said the company reached a settlement and is complying with regulatory oversight, and staff emphasized that the ISMND and independent CEQA consultant found impacts would be mitigated below significance thresholds. "This project individually and cumulatively is below all thresholds for health risk, for lifetime cancer risk," counsel said. Residents remain concerned about cumulative burdens and asked for stronger, community-focused mitigation and monitoring commitments.
