Staff said the Meyer parcel is approximately 1.18 acres with between one‑third and one‑half of the lot in the mapped floodplain; the proposed garage would sit about 20 feet from the right‑of‑way edge (50 feet from centerline). The Engineer recommended the structure be positioned 40 feet from the right‑of‑way to meet principal‑structure setbacks, but staff and the board noted that moving the building back could push it into the floodplain.
