Zoning administrator and developer outline subdivision; planning board requires percolation tests and engineered septic

The county's zoning administrator presented a proposed four-lot subdivision by Base Camp Pick LLC on 530th Avenue and described flood-zone mapping, septic suitability and required engineering reviews.

"I'm Mike Smith, the zoning administrator," the presenter said, explaining that Lots 3 and 4 intersect current and projected flood zones and that Lots 2 and 3 lack the county's two usable acres requirement. Smith said the department can grant a site-based waiver but that planning and zoning recommended percolation testing and an engineered wastewater design, reviewed by the county sanitarian, prior to issuing building permits.

Applicant Jeremy Feiler told the commission he and his partners have invested in improvements, said they plan to require renters to acknowledge boundaries and rules, and described efforts to notify neighbors. Feiler said his team "put over $500,000 in both these properties," and that covenants could require percolation and engineered systems so buyers have no surprises.

A commissioner moved to accept Resolution 2025-014 related to the subdivision; the motion was seconded on the record. The meeting transcript does not record a roll-call or formal approval at that moment.
