Commission recommends lot‑line shift and floodplain variance for 239 Ridge Ave with soil‑adequacy condition

The Wrightstown Township Planning Commission unanimously recommended approval of a lot-line change and a floodplain variance for 239 Ridge Ave, on the condition that soil adequacy in the floodplain be confirmed.

The applicant, their engineer and their lawyer explained that shifting the driveway roughly 30 feet would reduce winter icing and move the driveway away from a neighbor; accomplishing that requires work in a floodplain and therefore a variance. Commissioners raised concerns about whether the floodplain soils could adequately support a driveway and asked that the Zoning Hearing Board include a condition requiring confirmation that soils are suitable. With that condition the commission made a motion, seconded and unanimously recommended approval of both the lot-line change and the Zoning Hearing Board application along with requested waivers.

The commission recorded its recommendation with the soil‑adequacy condition; the Zoning Hearing Board will consider that recommendation when it reviews the variance request.
