Planning Commission items: setback modification approved; solar plan tabled; data‑center ordinance work assigned

At the July 13 meeting, Jefferson Township supervisors acted on multiple Planning Commission recommendations covering setbacks, lot consolidation and future ordinance work.

The Board approved a modification request for 138 Frazier Road filed by Bruce and Ruth Walker that allows a 21.5‑foot side yard for an existing shed (a 3.5‑foot deviation from the required 25‑foot side yard), to enable a later lot line revision that will result in a conforming setback at the adjoining property. The motion to approve the modification was made by Braden Beblo and seconded by Ford Stepp; the minutes record the motion carried.

Separately, the Board approved a Lot Consolidation Plan for properties at 441 and 443 Great Belt Road submitted by David and Karen Hewitt to combine three parcels into a single 3.55‑acre lot. HRG review items were addressed with contingencies, and the manager recommended approval; the board approved the plan as presented. A proposed community solar Preliminary Land Development Plan (SV CSG Jefferson 1, LLC / Nancy Jefferies) was tabled at the developer’s request because the developer could not attend.

The Planning Commission also discussed drafting an ordinance for data centers and agreed to research existing models and PSATS resources; Mike Gaston and Brian Noah volunteered to prepare a sample ordinance for future consideration. The actions taken streamline several land‑use items while initiating preliminary work on a data center ordinance that would be brought back for formal review.
