Developer representatives and planning staff described a substantially revised Sunset Farms preliminary master development plan that merges two earlier approvals and responds to recent FEMA flood-map updates. Planning staff noted the plan includes new commercial frontage along West Albert Gallatin, a townhome component and about 60 single-family homes near Hatton Track; staff asked for more architectural exhibits and said a sliver of the site is currently outside city limits and must be annexed before it can be counted in density calculations.
