Staff flags wetlands buffer, open-space and elevation rules for Amelia Island glamping plan

County environmental health and building staff told the applicant that jurisdictional wetlands need a 25-foot upland buffer, recreational land-use parcels in the 100-year floodplain require 60% open space, and platform elevations must meet the county floodplain ordinance (BFE+1-foot, NAVD 88). The DRC advised documenting base flood elevation and elevation data in the SEP.

Constance Lake of the building department told the applicant the parcel sits in a special flood-hazard area with a base flood elevation of 8 and that finished- and platform-elevation data should be shown in NAVD 88 on the site engineering plan. "...this is in a special flood hazard area with base flood elevation of 8," Lake said, and that the minimum elevation requirement for a platform would be BFE plus 1 foot, roughly 9 feet NAVD 88 for finished platforms.
