Residents back project’s design but raise concerns about unit sizes, services and enforcement

Several residents told the board they support redevelopment of the waterfront site but requested more clarity about unit sizes, infrastructure capacity and long‑term impacts on island services. Rick Woodworth called the project "a great looking development" but asked for a unit‑mix chart and for clarity on who pays for utility extensions. "I think it's a great plan," Woodworth said, "but I just think that everybody ought to know what's being built."

Resident Lisa Foster urged caution about the island's overall capacity and enforcement: "We're at Build Out. We're there," she said, noting concerns about potable water, sewer and stormwater levels of service and the risk that condo‑hotel units could effectively become additional residential demand. Staff and the applicant responded that an AECOM study showed the existing lift station has capacity and that any utility improvements would be constructed at the developer's expense. Kevin Dowdy, the civil engineer, confirmed the applicant will replace undersized water mains and extend utilities to the site at the developer's cost and said the lift station study indicates capacity to handle the project.
