APC conditionally approves Sagamore Commons replat; developer cites Heartland Dental interest

APC staff presented S-5371 — a replat of Section 8, Lot 5 at Sagamore Commons (3161 Sachem Court North) — and recommended conditional primary approval with five standard conditions. Staff noted a required emergency-vehicle turnaround for the site layout. Todd Smutz of GMX Real Estate Group said the petitioner had "a letter of intent from Heartland Dental" for the western lot and would work with Valvoline for the other lot; if approved, the team would proceed with soil borings and site preparation.
