Planning staff gave an update on projects in the pipeline and on code items staff expects the commission to address. Projects mentioned included Pacific Flyway (groundwork; compaction issues), Orchard View Apartments (phase 2 — 36 additional buildings), Steffan/Stefan Estates (master plans) and Legacy Subdivision (annexation, general plan amendment and rezone for roughly 230 single‑family parcels and several higher‑density acres). "We're in environmental review right now... there has been a biological study... we'll be looking at a noise study also," staff said regarding Legacy.
