Planning staff proposed numeric metrics for age‑restricted developments: keep R20 at 3.5 dwelling units per acre, set a 6‑units/acre cap for R10 and R75, and require that projects with more than 50 dwelling units include at least 30% detached single‑family units to improve housing variety. "So we're recommending 6 dwelling units per acre," staff said when describing the recommendation for R10 and R75.
