Staff proposed technical limits for the small‑house PUD: one qualifying PUD per originating parcel every five years, development areas of about 0.6–2 acres, maximum 4–8 buildings per cluster, minimum lot size 6,000 sq ft, and proposed 50% of units be designated affordable under town definition.

Chris outlined the draft technical standards that will appear in the redline being prepared for the commission's next meeting: an originating parcel must be at least 10 acres to be eligible, only one small‑house PUD may be authorized on an originating parcel in a five‑year period, the development area for the cluster should be roughly 0.6–2 acres, and the working group recommends a maximum of 4–8 buildings per cluster.
