Board approves preliminary plat for Rabbit Lake Ridge subdivision, 14 lots

The Crow Wing County Board voted to approve a conventional-design preliminary plat for Rabbit Lake Ridge, a subdivision proposed in Section 20 of Rabbit Lake Township that would create 14 residential lots and two outlots on roughly 53 acres.

Land services staff told commissioners that nine of the 14 lots are riparian and five are non-riparian, and that Outlot A will be held in shared ownership by the homeowners association. “The request is to approve a conventional design preliminary plat consisting of 14 residential lots and 2 outlots,” the land services staff said during the presentation. Staff and the planning commission recommended approval following a public hearing on Aug. 20, 2026.

Staff noted the planning commission approved a variance to allow Type 3 septic systems on lots 1, 2, 5, 6, 7, 8, 9, 10 and 12 after a septic designer found 9–10 inches of suitable soil rather than the 12 inches typically required for Type 1 systems. The land services staff explained that a Type 3 system will include three feet of sand under the rock bed, compared with two feet for a Type 1, and said the Type 3 system “will treat the wastewater as effectively as a Type 1.”

Commissioners asked about how the homeowners association would work and whether the association would appear on property tax statements; staff said each lot owner would carry a fractional ownership interest (0.071) in the outlot and that fees and maintenance responsibilities would be governed by the association documents. Commissioner Lee moved approval, Commissioner Coring seconded, and the clerk called the vote; the motion carried.
