Developer says drainage concerns addressed as Polk County considers dental-office setback variance

Aliyah and Gleima with Polk County Land Development introduced LDL VAR 2026-23, a request by Ricardo Jimenez to reduce a right-of-way setback from 35 feet to 15 feet for a new dental office on 1.7 acres near Shepherd Road. Staff said the parcel is constrained by wetlands, a curb inlet and a planned Polk County Utilities lift station and recommended the variance so the building can avoid sensitive features and accommodate utilities work.
