Staff presented ZAP13683MA26 for a 12.18-acre project in Perris proposing a 167,240-square-foot storage facility, a 3,250-square-foot drive-through restaurant, two retail/restaurant buildings totaling 14,324 square feet, and a subdivision creating four parcels. The site lies within the March Air Reserve Base Airport Influence Area (C1/C2 as applicable). Staff said average- and single-acre intensity must be analyzed lot-by-lot and concluded the parcels meet the C1/C criteria when assessed on that basis. "This does conclude my presentation, and I am available if the commission has any questions," staff planner Jackie Vega said after walking through occupancy and parking analyses.
