Mike Andrade of Graves Engineering presented a plan to divide an existing lot at 3 Mann Street and add a duplex with off‑street parking and a bioretention/infiltration feature. He said the site abuts Beaver Brook and roughly one quarter of the property is bordering land subject to flooding; he requested the commission allow confirmatory test pits prior to construction.
