Applicant: new survey shows Rowan Ranch is 79.81 acres, not 80.665
The applicant said a field-surveyed, signed-and-sealed survey shows Rowan Ranch measures 79.81 acres, a 0.855-acre difference from the acreage cited in Ordinance 1490's exhibit; applicant attributed the discrepancy to creek meanders and older, unsigned/estimated mapping.

Wade Barnes, engineering director for Evolving Texas, told the commission the applicant is not seeking a zoning use change but instead asks to correct the legal description and acreage for the Rowan Ranch tract. "Rowan Ranch, the surveyed land that we have surveyed is 79.81 acres," Barnes said, adding the ordinance exhibit lists about 80.665 acres.
