Summary
The Norristown Historic Architectural Review Board voted to recommend a certificate of appropriateness for 408 West Main Street, endorsing roof replacement with slate‑look shingles, membrane replacement on low slopes, gutter restoration and cornice repair; the recommendation goes to municipal council for final approval.
The Norristown Historic Architectural Review Board on Feb. 2026 recommended that municipal council issue a certificate of appropriateness for exterior renovations at 408 West Main Street, after hearing a presentation from the project architect.
Amy Beatty, the project architect, identified herself as representing LGA Partners and described the base bid as a roof replacement: removal of existing asbestos shingles from the visible sloped areas and installation of gray‑blue, slate‑look asphalt shingles, and replacement of low‑slope rear membranes with a new membrane system. "My name is Amy Beatty, and I'm with, the architecture firm LGA Partners," she told the board.
Board members focused on repair and material choices. The board directed that the building's built‑in wooden gutters be restored and realigned after removal of nonhistoric aluminum panning; members discussed relining options (copper, steel, aluminum or a rubber/membrane liner) and noted tradeoffs in longevity and thermal expansion. The board also agreed to restore existing wooden cornices to match surviving profiles where feasible and to repair, scrape and repaint roof trims. The motion recommended that the municipal council issue an appropriateness certificate with those comments and with the condition that exposed front brick remain unpainted.
The board's motion to recommend the certificate carried in a roll call vote. The board noted that final approval rests with the municipal council; members identified March 17 as the council meeting when staff expect the recommendation will be considered. The board referenced the applicable standards during discussion (code citation noted in meeting materials).
