Summary
The Norton Board of Zoning and Building Appeals granted a variance for an accessory building at 5007 Haymtown Road after the applicant said the structure would store family equipment and include a porch-like finish; the board voted to approve the application as presented and staff will issue the zoning permit.
The City of Norton Board of Zoning and Building Appeals approved a variance for an accessory building at 5007 Haymtown Road on April 21, 2026.
During the public hearing, zoning administrator Bill Bremen told the board the accessory structure’s total measured square footage is about 3,000 square feet when overhangs are included but the base footprint (excluding overhangs) is roughly 2,000 square feet; Norton’s code counts overhangs as part of a structure’s square footage. Applicant Elizabeth Reinhardt said the building is intended to store family equipment — a camper, tractor and other items — and that the design would look residential and improve the neighborhood’s appearance.
Board members asked detailed questions about placement on the lot, driveway access and stormwater handling. Reinhardt and the applicant’s team said the building would sit approximately 15 feet behind the house, that an access drive would be installed beside the driveway, and that downspouts and gutters were planned to direct runoff into existing swales. Bremen noted the plans include gutter notes and reminded the board that, under city code, downspouts must discharge on the owner’s property and meet setback requirements; engineering calculations would be required only if runoff created a situation that could not be handled by surface discharge.
A board member moved to accept the variance “based on the plans drawn up in front of us,” the motion was seconded, and the roll call vote recorded affirmatives from the members polled. The chair declared the hearing closed and Bremen said staff would email the applicant the zoning permit the following morning, advising the applicants to ignore any unsolicited requests for additional payments.
The board’s action allows the applicant to proceed with zoning-permit steps for construction, subject to any building-permit or engineering requirements that apply to drainage, setbacks and building code. The meeting record shows the application was filed with the City of Norton on March 17, 2026.
