Christiansen said Gonzaga often offers above‑market prices for properties and that the applicant would be willing to amend to a lower intensity if the commission preferred; he said the total combined acreage with the adjacent parcel would be less than 2 acres (Christiansen described it as “probably 1.5 acres” approximately).
Commissioners asked whether a medical facility exists on the site now (it does not), how parking would be arranged and whether the commission should require a lower category. Christiansen said most parking would be across the street, that the applicant is willing to change the zoning request to C‑1S for a medical clinic, and that a site plan will show no egress onto Sayers Avenue.
Commissioner Prophet moved to approve the plan amendment as amended to Neighborhood Commercial; the motion was seconded and the clerk conducted a roll‑call vote. The commission recorded affirmative votes from the members present and the motion passed.
The action allows the applicant to pursue rezoning consistent with Neighborhood Commercial and to develop a medical clinic subject to standard replat and site plan review.
