The design proposes 2,100 square feet of office and 2,800 square feet of warehouse space, 10 parking spaces where nine are required, and a compliant landscape plan. Steer said five existing pecan trees would be removed and replaced by 15 overstory trees; a tree-removal permit will be required prior to work.
Applicant and motion: Architect Greg Franca of GPF Architects agreed with staff conditions. The commission moved to approve the site plan and minor plat subject to staff conditions including engineering review, required tree permits, signage compliance and lighting plans; the roll call vote carried unanimously.
What happens next: The approval allows the applicant to proceed to detailed engineering and building‑permit review, subject to the conditions listed by staff.
The commission made the decision during its March 19 meeting after a work session review of the cases.
