Summary
The commission recommended approval of the 7.26-acre Recycle Road Commercial Park final plat to the mayor and city council, with staff noting the Highway Commercial zoning and access will be governed by the access management plan and subsequent site plans.
The Idaho Falls Planning and Zoning Commission recommended approval on March 3 of the final plat for Recycle Road Commercial Park, a roughly 7.26-acre, one-lot commercial property at the corner of Recycle Road and West 33rd North.
An applicant representative summarized the submission as the second half of a previously reviewed Wilmot plat, intended for highway-commercial uses. City planning staff told commissioners the zone (HC) is intended to serve travelers and that accesses must meet the city’s access management plan. Staff said they have worked with the applicant to determine access locations and that the parcel is in proximity to US Highway 20 and other arterial streets.
Commissioners asked whether sight lines and access spacing were considered for the curved corner. Staff said access points were coordinated with a recently approved site plan on the opposite side of the curve and that public works prioritized specific sight-line concerns on the outside of the turn. Commissioner discussion raised no objections to forwarding the plat to the mayor and council.
Commissioner (speaker 7) moved to recommend approval to the mayor and council; the motion passed on a roll-call vote.
The recommendation will be forwarded to the mayor and city council for final action; site plans and access details remain subject to the city’s access-management review and subsequent permitting.
