Aaron, a village staff member presenting the proposal, said the proposed building would total “16,350 square feet,” with 8,753 square feet for FASTSIGNS and roughly 7,600 square feet reserved for a future tenant. He told the committee the uses described — showroom, office, vehicle wrap bay with an overhead garage door, warehouse and assembly space — are permitted in the B3 Community Business zoning district as a limited manufacturing use.
Aaron outlined staff-recommended conditions, including use of fully concealed fasteners on metal wall panels, a minimum three-foot masonry wainscot where metal panels are used, screening for any rooftop or ground-mounted mechanical units visible from the property boundary or public right-of-way, and compliance with the Ashwaubenon Site Plan Review requirements and other village ordinances. He also said that if the building has a fire sprinkler system it should be equipped with a storage-type fire-department connection at the front address side, the private hydrant system will require testing and maintenance, and a Knox key box must be installed near the front main entrance.
Committee members asked about landscaping shown in the rendering. David O'Brien of Bayland Buildings, representing the applicant, clarified that grass will be planted along Plymrock Terrace up to the building "about 8 foot 5," confirming that the rendering’s green strip is intended. Earlier in the presentation staff noted the existing site is a vacant gravel pad surrounded by asphalt and that, aside from the planting David described, there was no additional green space on the site at present.
After discussion, a committee member moved to approve the site plan with staff conditions; the motion was seconded and carried by voice vote.
The committee then noted items for the next agenda and adjourned.
